Planning questions for borrowers considering a large cash-out refinance above conforming limits. Work through each part below with your own numbers and documents, and keep notes as you go.
Is the loan actually jumbo?
A loan is jumbo when it exceeds the conforming loan limit for the county, which FHFA publishes each year. Some high-cost areas have higher limits. Check the current limit, because a loan just under it may be priced and underwritten very differently.
How much reserve will remain?
Jumbo lenders often require reserves, meaning months of payments held in savings or investments after closing. Plan the cash-out so reserves remain intact. Using all the proceeds may also leave you without a cushion for emergencies.

Is a second lien better?
A large first mortgage may already carry favorable terms. A home equity line of credit or loan could provide the cash without replacing the first mortgage. Compare the full cost of both paths over the years you expect to keep them.
How will the value be set?
Jumbo loans often require one or more full appraisals, and lenders may review them closely. Unique or very high-value homes can be harder to appraise. Plan for the possibility that the value comes in lower than expected.
