How high-balance home equity lines work.
Use
Can preserve an existing first mortgage.
Availability
Not every lender offers home equity lines on high-value homes, and those that do may set lower maximum line amounts or combined loan-to-value limits than for smaller loans.
Terms
HELOCs usually have a variable rate tied to an index such as the prime rate, a draw period when you can borrow and often pay interest only, and a repayment period when the balance is paid down. Read how payments change when the draw period ends.
Fees
Ask about origination fees, appraisal fees, annual fees and any charge for closing the line early.
Line changes
Lenders can freeze or reduce a line in some situations, such as a significant drop in home value. Do not rely on an unused line as your only emergency fund.
Use
A HELOC can suit costs that come in stages, such as renovations, and leaves your first mortgage in place.
Taxes
Interest may be deductible only when funds are used to buy, build or substantially improve the home. See IRS Publication 936.
Compare
Compare a jumbo HELOC with a jumbo cash-out refinance on total cost.
